Is pressure washing safe for vinyl siding?
High-pressure washing is not recommended for vinyl siding — it can force water behind panels causing hidden moisture damage. The correct method is soft washing — low pressure with biodegradable cleaning solutions. We use soft washing for all house exterior cleaning.
How often should I pressure wash my house in Kansas City?
Most KC homeowners benefit from house washing every 1–2 years. Homes with heavy shade, north-facing walls or nearby trees may need annual cleaning due to faster mold and algae growth in our humid climate.
Can you remove oil stains from my driveway?
Yes. We pre-treat oil stains with commercial degreasers before pressure washing. Most stains are significantly reduced or eliminated. Very old or deeply set stains may lighten but may not disappear completely depending on penetration depth.
Is it safe to pressure wash my roof?
High-pressure washing a roof voids most shingle warranties and strips granules — causing premature aging. We use soft washing — the only manufacturer-approved method — to safely remove black streaks, algae and moss from roofs without damage.
Should I clean my deck before staining or sealing?
Absolutely. Stain applied to a dirty deck will not penetrate properly and will peel prematurely. Professional pressure washing is the essential first step before any stain or sealant application. We recommend waiting 48–72 hours after cleaning before applying any coating.

Yes. We offer monthly, quarterly and seasonal recurring contracts for commercial properties, HOAs and property management portfolios throughout the KC metro. Recurring clients receive priority scheduling and consistent pricing.
Can you schedule commercial cleaning after hours or on weekends?
Yes. We offer early morning, after-hours and weekend scheduling to minimize disruption to your tenants, customers and daily operations. Just let us know your scheduling constraints when requesting a quote.

Yes — property managers are one of our most important commercial partners. We coordinate directly with property management teams, provide documentation for maintenance records and deliver consistent results across entire portfolios.
How It Works
Do I need to be home during the pressure washing?
No. You do not need to be home as long as we have access to an outdoor water spigot. Most homeowners leave and return to a clean property. We communicate before arrival and after completion regardless.
How long does pressure washing take?
A standard driveway takes 1–2 hours. Full house washing takes 2–4 hours. Deck and patio cleaning takes 1–3 hours. We will give you an accurate time estimate with your free quote based on your specific property.
What is soft washing and how is it different from pressure washing?
Soft washing uses low water pressure combined with biodegradable cleaning solutions to kill mold, algae and organic growth at the root. It is safer for delicate surfaces like siding, roofs and wood. Pressure washing uses high water pressure for tough surfaces like concrete, brick and parking lots. We use the right method for every surface.
Are you licensed and insured?
Yes. Xtreme Pressure Washing LLC is fully licensed and insured for all residential and commercial work throughout the Greater Kansas City metro. We carry full liability insurance and certificates of insurance are available on request for commercial clients.
