The spot the surveyors picked sat at 1,050 feet, the highest point on the Missouri Pacific line between Kansas City and St. Louis. Today Lee's Summit is the sixth-largest city in Missouri with about 106,000 people and growing, sprawling across 65 square miles of mostly eastern Jackson County.

The historic downtown Strother District covers about ten city blocks of brick storefronts from the 1870s through the early 1900s — National Register listed, named a Great Neighborhood in Missouri in 2019 — and is busy almost every weekend with the Saturday Farmers Market, the Lee's Summit Art Fair, Downtown Days, and the Legacy Blast that draws 30,000+ people to Legacy Park every Fourth of July.

North of downtown, Oldham is the city's oldest residential pocket — mid-century homes from the 1950s and 60s under decades of mature oak and hickory canopy. Greenwich was planned in the 70s and 80s with wooded common areas. Then there's Winterset on the west side, an award-winning 1,200-acre master-planned community of six sub-neighborhoods (Winterset Park, Valley, Woods, Meadows, Villas, and the newer numbered phases) that broke ground in 1990 with 1,700 ash trees lining the streets. The emerald ash borer killed every one of them by around 2021. The neighborhood replanted with a mix of native oaks, maples, lindens, and black gums, but those replacement trees are still maturing — which means many Winterset homes are unusually sun-exposed right now and their white siding shows algae faster than it would under a full canopy.

Lake Winnebago is technically its own incorporated city on the south end, with a private 252-acre lake (expanded with a new dam in 2020), 550 property owners, homes from the $200,000s up past $2 million, ski club regattas on Sunday mornings, and a Fourth of July tradition that includes a Wizard Ski Show. Lakewood has a private 365-acre no-wake lake with 27 miles of shoreline. Raintree Lake has 2,000+ properties around its private waters. Longview Lake — 930 acres built by the Army Corps in the 1980s on the former Longview Farm — spans Lee's Summit, Kansas City, and Grandview. R.A. Long built the original 1,780-acre Longview Farm in 1913-14 (the lumber baron's "Rural Versailles"), and the 22,000-square-foot mansion is still standing as an event venue inside the New Longview neighborhood.

Custom homes in Hawthorn, Pembroke Hill, Eagle Glen, and Summerset round out the higher end of the market. From the brick storefronts of downtown to the dock lines on Lake Winnebago, from the mature streets of Oldham to the still-growing canopy of Winterset, Lee's Summit covers more ground — literally and culturally — than any other suburb in this part of the metro.
