About Gardner, KS
Pressure Washing for the Trail Junction City
Gardner sits at a fork in the road that mattered.
About two miles west of town on US-56, there's a small park called Gardner Junction Park. It's where, starting in the 1820s and continuing for the next forty years, every westbound wagon train from Independence or Westport reached a decision point. Bear left for the Santa Fe Trail — southwest through New Mexico to Santa Fe. Bear right for the Oregon and California Trails — northwest, eventually splitting again farther west. A guidepost stood at the junction for decades with three words painted on it: "Road to Oregon." Thousands of families read that sign and turned their oxen north.
The town itself came later. Four men from Leavenworth — Veach, Larrick, Miner, and Ott — arrived in April 1857 looking for prairie land, and on April 22 they staked their claims. The settlement was named for Henry Gardner, then governor of Massachusetts — most of the original settlers were Free-Staters from Massachusetts who'd come to Kansas to fight the slave-state question. When the Lecompton Constitution went to a vote later that year, the Gardner township cast 103 ballots and 100 of them were against it. The Civil War reached Gardner four years after its founding, and the town has been called the first community in Johnson County attacked by Confederate forces.
Today Gardner is one of the fastest-growing cities in Kansas — 23,287 residents at the 2020 census, with current chamber estimates above 25,000. The city sits in the southwestern part of Johnson County along I-35, and its growth is tied directly to what's happening just over its city limits in Edgerton. The BNSF Logistics Park Kansas City opened there in 2013 — a 443-acre intermodal facility anchoring a 2,352-acre distribution park. Amazon, JB Hunt, ColdPoint, DEMDACO, and DeLong all operate facilities there, with 15.5 million square feet of warehouse space and $1.5 billion in private investment. Gardner houses much of the workforce, and the housing demand has been heavy and constant.
Most of Gardner's housing reflects that. The bulk of the stock is 1990s through 2020s construction — modern farmhouses, two-story traditionals, and ranches across the newer subdivisions across town. They share characteristics: vinyl and Hardie board siding, asphalt drives, young to mid-mature trees. The older core of Gardner near Main Street has a small stock of original Victorian and early-twentieth-century homes, anchored by the 1893 Folk Victorian at 204 West Main that now houses the Gardner Historical Museum — built by Herman B. Foster, co-owner of Bigelow-Foster Mercantile.
Celebration Park on West 159th covers 83 acres with a 10-acre lake, ball fields, and trails — the centerpiece of Gardner's parks system and the site of the city's Fourth of July celebration and summer Bands in the Park concert series. Gardner Lake sits just north of town, a 125-acre no-wake fishing lake with original 1930s WPA-built structures around it. The Johnson County Fairgrounds sit at the edge of Gardner and host a week of livestock shows, demolition derbies, and a downtown parade every late July or early August.
The newer-construction stock here behaves like newer construction everywhere in Johnson County. White vinyl and Hardie board pick up green algae fast in humid Kansas summers, especially on the shaded north walls. Concrete drives stain easily where landscaping mulch washes out. And the young oak and maple canopy that's still maturing means homes get a lot of direct sun on their siding most of the day. Gardner is a town where the boom is still happening, and the homes here are new enough that staying ahead of the maintenance matters more than catching up.
